Unpopular opinion: those online home value estimators are way off for rural Alberta

I was checking my property value on one of those big real estate sites last week and it said my place near Red Deer was worth $475k. But I just had a proper appraisal done for a refinance in March and it came back at $355k. That's a $120k difference which is wild. The algorithms just don't account for stuff like well water issues or septic age that actually matter out here. Has anyone else checked their appraised value against those online tools and seen a massive gap?

Yeah the "well water issues or septic age" thing you mentioned is exactly the problem. Those online tools just plug in a few numbers like square footage and bedrooms but they have no clue about the stuff that actually matters on a farm or acreage. It's like judging a truck by its paint job while ignoring the engine and transmission. I've noticed this same pattern with a lot of online services honestly. They try to simplify complicated things into a few clicks but real life is way messier than that. Like trying to figure out a good used car price without seeing the rust underneath or hearing the weird noise it makes. Those estimators are fine for getting a rough ballpark in the city where everything is cookie cutter but out here you gotta go by boots on the ground knowledge.

Know exactly what you mean, @dakota_taylor39. Had a buddy near Stettler try to sell based on one of those online estimates and it was off by nearly $90k when we finally got a realtor out to do a comp. Best piece of advice I can give is to look at the property tax assessed value from your municipality as a baseline then add or subtract for stuff they miss like a new roof or old furnace. Those online tools are just a starting point for getting a rough idea, not a figure to take to the bank.
