I finally got around to fixing that one loose tile in my shower... and found a whole section of rotted subfloor underneath.

That's actually a good find, better to catch it now. How bad was the damage?

The whole floor in the laundry room is warped. They're saying the subfloor is soaked and might have mold. It's gonna be a huge repair bill. Did you ever have water damage that bad?

Honestly man I'd wait and see what happens. People freak out about water damage way too fast these days. I had a leak under my sink once that looked awful on the surface, plumbing company said the whole subfloor was toast and wanted 4 grand. Ended up just drying it out with fans for a week and it was fine. No mold, no warping after it dried out. A lot of these repair guys love to make problems sound way worse than they are so they can upsell you. Unless you see actual black mold patches or the floor is literally soft enough to push your thumb through, it's probably just cosmetic.
