Hit $12,000 in unexpected plumbing repairs last year, couldn't believe it

I bought a house in Decatur back in 2021, thought I had a solid inspection. Then last spring the main sewer line backed up into the basement. First plumber quoted $6,500 just to dig up the yard. Turned out the previous owner had patched a broken clay pipe with a rag and some concrete. Spent the whole year chasing leaks and replacing old galvanized pipes under the slab. Ended up at $12,000 total before I could stop the bleeding. Has anyone else had a major surprise repair bill that made you question your whole budget?

Watched my buddy Mike drop $9,000 on a new HVAC system six months after he moved into his first house. His inspector gave it a clean bill of health too, but the whole thing just gave out during a heatwave. The repair guy told him the previous owner had been patching it with duct tape and prayers for years. He had to take out a personal loan just to get it replaced and still eats ramen to recoup the cost. Have you considered checking if your homeowners or a warranty might cover any of that stuff retroactively?

Yeah, so about that "checking with homeowners insurance" thing. Most standard homeowners policies don't cover mechanical breakdowns or wear and tear, they cover things like storms, fires, and theft. If the AC just died because it was old and patched together, insurance is probably going to say that's a maintenance issue, not a covered loss. Your buddy might have been out of luck there unless he had a separate home warranty plan, and even those are a gamble with lots of fine print about pre-existing conditions. It's a bummer, but that's usually how it works.
