Hit $12,000 in unexpected repair costs on my first year as a homeowner

I bought my house in Decatur back in March and thought I had everything figured out. Then the HVAC died in July, the water heater started leaking in August, and a tree limb took out a chunk of my roof during that big storm. Total came to $12,400 across all three repairs. I had some savings but nowhere near enough. Does anyone else have a system for budgeting these surprise costs or a recommendation for a good home warranty here in Atlanta?

Yeah man, I feel you. Last year my water heater blew and flooded the basement, then the AC compressor died a month later. I had to put $2,500 on a credit card and it took me six months to pay it off. I started doing the same thing as that other person, I just stash $50 or $100 from every paycheck into a separate account named 'house tax' because it really does feel like a tax you gotta pay just for owning the place. How do you handle the stress of seeing that savings balance drop to zero?

my buddy calls homeownership 'the gift that keeps on taking' and honestly he's not wrong. i bought my place two years ago and the first year i had to drop cash on a new fridge and then the dishwasher flooded the kitchen. $12k is brutal though, that's like a whole extra mortgage payment for a few months. for budgeting i just started setting aside whatever i can each paycheck into a separate savings account labeled 'house crap fund' because calling it an emergency fund felt too optimistic. as for home warranties, i had one for a year and it felt like pulling teeth to get them to cover anything, they always found a way to weasel out of it so i'd say save that money instead and just keep a roofer and plumber on speed dial. honestly the only thing that keeps me sane is telling myself this is cheaper than renting in the long run, even if some months i wanna set the whole place on fire for the insurance money.
