I finally asked my elderly neighbor about her 40 year old roof

She told me she's never had a leak and just patches the shingles as they peel off, which made me rethink my whole 'replace at 20 years' plan from the inspector. Has anyone else gotten away with old roofs in Atlanta or am I just asking for trouble with our storms?

That "never had a leak" line got me, honestly. My folks had an old roof back home and they patched it for years, and it never gave them a lick of trouble either. But Atlanta storms are a whole different animal, so I get your worry. Maybe just keep an eye on the spots she's patched and see how they hold up through one bad summer before you make any big calls.
