Realtor told me my 1962 brick ranch was 'maintenance free', then I counted 11 failing shutoff valves in one weekend
Spent Saturday with a bucket and a wrench discovering that every single gate valve in this house is either stuck open or weeping, and the inspector never flagged any of them. I know because I tested all 14 and only 3 actually close. Anyone got a plumber in Decatur who won't charge me $400 a valve to swap them for quarter turn ball valves?
