Spent $40 on a cheap moisture meter and it saved me from a bad deal
I was looking at a 1950s bungalow in Decatur and the inspector flagged nothing. I grabbed a generic moisture meter from Home Depot and poked around the basement myself. Found 18% moisture behind the drywall near the sump pump. Anyone else do extra checks the inspector misses?

18% is normal for concrete. Probably not a big deal.

Grabbed a cheapo meter myself after I accidentally bought a house with a leaky pipe behind the wall once. Now I poke everything like a nervous carpenter with a screwdriver. Found 15% moisture in a closet floor once and the seller tried to tell me it was just humid from my breath. I almost believed them too.
