Why does nobody talk about how fast a tenant improvement budget gets eaten by fire rating upgrades?
I just wrapped up a 4,200 sq ft office buildout in Columbus and the fire rating upgrades came in at $38,000 over the original estimate. The tenant wanted exposed ceilings, which meant we had to add sprinkler drops and rated assemblies that weren't in the initial drawings. The GC had to redo the permit set twice before the city would sign off. By the time we started framing, the budget was already half gone before anyone picked up a hammer. How do you all handle the awkward conversation when a tenant's design taste blows up the life safety line items?
