That stretch where three renters moved out in the same month and every single one trashed the place

Last August I had three tenants all leave within two weeks of each other, and each apartment needed a full gut job from clogged drains to holes in the drywall. Has anyone else had a run of bad luck like that where you started questioning if you should just sell the whole building?

...and honestly I've been there before, it's like dominoes falling. What saved me was having a rotating list of reliable contractors already lined up before this wave hits. I keep painters and floor guys on speed dial and I don't haggle on price when things get tight like that. Also learned to stagger the turnover dates by a week each if possible, gives you breathing room to actually finish one clean before diving into the next mess.
