My first ever winter roof inspection gave me a rude surprise
Found 3 separate leak spots I'd missed in summer because they only show when snow melts. Anyone else find commercial roof issues only show up in cold weather?

Ever checked your flashing around any roof penetrations? In my experience, that's where the sneaky winter leaks hide, especially around exhaust vents or old skylights. Snow melt can sit on a tiny gap that looks fine in dry weather, then trickle down slowly once it warms up. Your mileage may vary, but I'd seal those areas with a good rubberized tape before the next freeze, not just caulk. Take that with a grain of salt, but I've seen caulk crack in the cold and leave you right back where you started.
