Saw a local agency charge $500 for a basic landing page...

Last month I was helping a friend who runs a small bakery in Cleveland look for someone to build her a simple one-page site. One agency quoted her $500 and said it would take two weeks. Three years ago I paid $200 for a similar thing from a freelancer and it was done in three days. So now I'm wondering... are agencies just marking up basic work or is there something I'm missing about what they offer?

My buddy runs a handyman business in Columbus and an agency quoted him $600 for a three page site. He paid a college kid $150 and got it in one day.

Does that $150 site actually rank or convert, or does it just look like a website?
