Just realized my kitchen remodel added way more value than I expected

I put in a new tile backsplash and under cabinet lighting about 8 months ago. The realtor who came by yesterday said it bumped my home's appeal by a solid 5% for buyers. Is that normal, or did I just get lucky with the choices?

That 5% bump is pretty solid for a backsplash and lighting. Realtors love that stuff because it looks good in listing photos. You probably did get a bit lucky with your choices, but mostly you just avoided the weird trendy stuff that turns buyers off. Stick to simple, clean finishes and you'll usually come out ahead.
