Hit $8,500 in hidden fees before closing and almost walked away

Thought I had everything budgeted but the title search, survey, and lender fees kept popping up out of nowhere. Did anyone else get blindsided by costs that weren't on the initial loan estimate?

Point out that your initial loan estimate shows those costs are actually listed there on page 2 under section B and C. But yeah, I agree the final numbers can creep up a lot higher than what the estimate showed by a few hundred dollars. The lender fees especially seem to change between preapproval and closing day for some reason. Make sure you ask for a revised estimate at least three days before closing so you can see the actual numbers and have time to question anything that looks too high.

Sound like reading a loan estimate is basically a treasure hunt with your own money.
