My inspector found $3k in hidden water damage the sellers 'forgot' to mention
He used a moisture meter behind the bathroom vanity and the reading was off the charts. Anyone else get a nasty surprise during their final walkthrough?

Actually, the final walkthrough is usually too late to get credits or renegotiate. That's more for checking the house is empty and the agreed fixes are done. The time to push for a repair credit was during the inspection period. Still, the agent should definitely try, but the sellers have a lot less reason to play ball now.

Our inspector found a similar issue under the kitchen sink, cost about two grand to fix. You need to get your agent to go back to the sellers right now and ask for a credit. Do not close until this is sorted out, they clearly knew about it. That kind of hidden damage is a major red flag for what else they might have covered up.

Holding up a whole closing over a two grand fix is wild, you might end up losing the house over a dispute that could be settled later. If the sellers are already being sketchy, they might just walk away and put the house back on the market for more money in this market. Better to close, take the credit later if possible, or just pay out of pocket and deal with it. Sellers almost never admit to knowing about hidden damage unless you have hard proof, so fighting that fight at the last minute usually just pisses everyone off.

Hard agree. Pissing off sellers over two grand in this market is a great way to be house hunting again next week.
