My realtor said something that made me rethink my whole budget

We were looking at a house in Springfield last month, a cute little place listed at $275,000. I was already picturing myself there. My realtor, an older guy named Frank, just looked at me and said, 'You can afford the payment, but can you afford the house?' He explained that the roof was 25 years old and the furnace was original. He said to add at least $300 a month to my budget just for the stuff that will break in the first year. It completely changed how I look at listings now. Has anyone else had a realtor give them a harsh but needed reality check like that?

Frank's advice is solid but it's missing the time factor. That old furnace might run for five more years, or it could quit next Tuesday during a snowstorm. The real budget killer isn't the known stuff, it's the emergency fund you need for when it all goes wrong at once. You might save that $300 a month for a while, then get hit with a $5,000 repair bill out of nowhere. It turns a house from a monthly cost into a constant game of financial chicken.

That's not really a hidden cost, it's just the cost. New stuff breaks too, you just pay for it upfront. The real difference is how much surprise you can handle.
