My realtor told me to skip the home warranty and just put the cash aside
She said the $600 a year is better saved for actual repairs. My AC went out last summer and the repair was $450, so I still came out ahead. Anyone else skip the warranty and glad they did?

Honestly, that's the smart move. Those warranties are famous for finding ways not to cover the big stuff, so you just end up paying them for nothing. Your realtor gave you solid advice.

Yeah, but that math only works if you have a small repair every single year. The problem is you might go three years with no issues, feel like a genius, and then get hit with a $5,000 furnace replacement. The warranty isn't for the small stuff, it's for the peace of mind on the big, random disasters. Isn't the whole point to avoid that one huge bill that wipes out your savings?
