Shoutout to my real estate agent for pointing out my mistake with the inspection report
I was so focused on the big stuff, like the roof and HVAC, that I almost missed a major issue. My agent, Sarah, sat me down and said, 'Kevin, you're reading this like a checklist, not a negotiation tool.' She showed me how the $8,000 estimate for foundation leveling was buried on page 14. I had just skimmed right past it because the summary page said 'structurally sound.' We used that detailed report to ask the seller for a $5,000 credit at closing, which they agreed to. Has anyone else had an agent help them find hidden leverage in their inspection?

My buddy's inspector found old polybutylene pipes listed as 'functional' in the report. His agent pointed out that code now requires a full repipe, which got them a huge seller credit for the future repair.
