Unpopular opinion: I wish I'd bought a house in 2021 instead of waiting for a 'better deal'
My wife and I saved for a bigger down payment for another year, but now the same starter homes in Raleigh cost $75k more and rates are double. Anyone else feel like they missed the boat by being too cautious?

Hindsight is 20/20, but man that market timing was brutal lol.

See, I don't even look at it as timing. Trying to guess the peaks and valleys is a trap. Isn't it more about just staying in the game? The brutal part is letting the short term noise scare you out. I just keep putting money in on a regular schedule, good market or bad. It smooths things out over years. Who has the energy to stress over the perfect moment?
