Best week ever for offers on three houses in Austin

Last month I had a crazy good stretch where I made cash offers on three houses in Austin in just 5 days. The first one was a fixer upper near downtown that I got for $220k with no inspection issues. Then two more sellers accepted my terms right away because I could close in 10 days. Has anyone else had a week like that where everything just clicked?

People have been talking about that kind of luck in real estate groups I'm in, and from what I've seen it usually comes down to the right timing and having your financing ready to go. Cash offers like that really do make a difference, especially in competitive markets where sellers want a sure thing. I was reading some blog where a guy in Denver had a similar run with three quick closes and he said it was all because he had a good relationship with a lender and an inspector who could turn things around fast. Your mileage may vary of course, but it sounds like you hit the sweet spot with those Austin sellers.

Might've been financing not cash, think that blog was talking about conventional loans.
