Hit my 50th cash deal yesterday and realized I've never seen a single house in person

I closed my 50th cash purchase yesterday on a duplex in Raleigh, and it hit me that I've bought every single property sight unseen lol. Started with a $45k flip in 2021 and now I'm up to a $180k buy just from photos and a buddy's FaceTime walkthrough. My family thinks I'm insane but the numbers always check out before I send an offer. Has anyone else gone this long without stepping foot in a property they bought?

Wait, 50 deals and not one walkthrough in person? How do you even sleep the night before closing on something like a $180k duplex you've only seen on FaceTime? Honestly that's wild to me - I'm over here stressing about a $12k car I bought on eBay without seeing it first, and that's just a vehicle. Tbh you must have some serious trust in your buddy's camera angle or your own numbers crunching because one bad foundation issue could wipe out years of profit. Ngl though, if it's been working for 50 deals maybe I'm the one who's missing out by driving two hours to every single showing.
