I figured the handwritten postcard from that guy in Cleveland was a total scam
He sent one to my rental property last month saying he buys houses as-is for cash, no fees, and I almost tossed it. Called him Thursday just to see, and he walked me through his last 3 closings in Lakewood, all cash, 12 to 18 days each. Has anyone actually closed with a mailer guy like this or did I just get lucky?
