Offered cash on a house sight unseen. Big mistake.

Saw a listing in Phoenix. Good price. Seller wanted a quick close. Waived inspection too. Got the keys and walked in. Water damage everywhere. Mold in the bathroom. Foundation cracks. Learned my lesson the hard way. Anyone else get burned skipping a walkthrough?

Did you get a chance to talk to any of the neighbors before you closed? Usually they know if the house has been sitting empty or if there was a recent flood. I learned the hard way after skipping a walkthrough on a flip in Tucson and found out the roof was held together with duct tape and prayer. Good news is you might have some legal options if the seller didn't disclose known issues. But yeah, never again with the sight unseen stuff. Sometimes you gotta pay for a lesson you didn't want to learn.

My buddy actually did that once on a house in Houston. Walked around and talked to the neighbor across the street who straight up told him the basement flooded every single spring for like 5 years. Seller never mentioned it and the disclosures were squeaky clean. He ended up backing out because of that conversation and saved himself a massive headache. Neighbors know more than any inspector or disclosure form sometimes, they see the real daily life of the house.
