That one Tuesday where three cash buyers fell through before lunch

I had a day last spring where I scheduled three showings for cash buyers in one morning. First guy showed up late, walked through for 2 minutes, then said he didn't like the neighborhood (even though he picked the house himself). Second one put in a verbal offer at 9:30, then ghosted my texts by noon. Third one was actually serious until his wife called him mid-inspection and said she found a different house on Zillow. I lost an entire week of commission in about 4 hours. Has anyone else had a run of bad cash buyer luck like that?

And the thing nobody talks about is how "cash buyer" doesn't mean what it used to. I've had people flash bank statements showing 500k in cash, but it's all tied up in crypto or a business they can't liquidate fast. They think because they have the money somewhere, they can close in 2 weeks. Meanwhile the title company is pulling their hair out waiting for wire transfers that take 5 business days. I started asking for proof of funds AND a timeline on how fast they can actually move that money. If they can't send it within 3 days, they're not really a cash buyer in my book.
