Unpopular opinion: I passed on a $12k assignment fee because the seller's story didn't add up
Two cash buyers pitched me on the same duplex in Cleveland last month, and I had to pick one to hand my $12,000 assignment fee to. Buyer A was a guy I met at a REIA meetup in Parma who flashed a bank statement on his phone and said he could close in 9 days. Buyer B was a quiet retired mailman who drove a beat up Corolla and asked me three questions about the roof and the tenant's payment history. I went with the mailman, and my buddy called me an idiot for leaving easy money on the table. Turns out Buyer A's "proof of funds" was a screenshot he took of somebody else's account at a Hardee's parking lot. The mailman closed in 14 days, no drama, and even sent me a pic of the new water heater he put in. Buyer A texted me twice asking if the deal was still open after I already told him no. So my question for this group: when you have two cash offers and one guy has the flashier pitch, how do you weigh gut feeling against the paperwork?
