Vent: cash buyers keep saying 'as-is' like it means the same thing to everyone
Had a seller in Toledo walk away from my offer last Tuesday because another buyer promised to close in 7 days 'as-is' then tried to knock $12k off after the inspection. I've bought 9 houses this year and the only thing that matters to sellers is whether the money clears, not how fast you say it will. If you're telling people 'as-is' and then nickel and diming them at the table, you're burning the same leads the rest of us need. How are you all wording your offers so sellers stop mixing us up with the guys who re-trade?
I had a guy in Dayton last month do something kinda the same. He swore up and down he was paying cash, no inspection, quick close. Then his "partner" shows up to the walkthrough with a clipboard and starts making a list of stuff he wanted fixed. Seller was so done with him by the end she took a lower offer from someone with a loan just to be safe. Some people treat "as-is" like it's a speed thing when it's really a no-strings thing. I just put it in writing now that the price is the price unless something major is wrong and I mean major. Keeps the folks who re-trade from even calling me back honestly.
