Why does nobody talk about the closing cost surprise with cash deals?
We sold our late parents' house in Tampa last month to a cash buyer, and I figured the process would be clean and simple. Then the title company hit us with a $6,200 bill for things like deed prep, recording fees, and a survey we didn't know was required. Nobody mentioned these costs when we talked to the buyer's agent, and it ate a big chunk of our profit. Has anyone else gotten blindsided by fees on a cash sale, or did we just pick a pricey title company?

That "nobody mentioned these costs" part got me, because the same thing happened to us when we sold a rental property, except the buyer flaked and we lost the survey money anyway. It feels like the title companies treat cash buyers like they know everything, but honestly most of us are just regular people trying to unload a house. Real estate folks get REAL comfortable with surprise fees when they think you won't push back.
