Wrote off cash buyers in my town as lowballers until a retiree paid $18k over list on a Tuesday
I always figured cash buyers around Dayton were just flippers trying to steal houses for 70 cents on the dollar, so I ignored every yellow letter that showed up. A buddy who sells real estate told me last month that a retired guy paid $18,000 over asking on a ranch in Kettering, no appraisal, no repair requests, closed in 11 days. I looked up the county records myself and the guy wasn't a flipper at all, he just wanted a place near his grandkids and had the money sitting in the bank. Still think most mailers are junk, but I was wrong that every cash offer is a lowball. How do you sort the real ones from the vultures before you waste a Saturday showing your place?
Check the county auditor site before you even answer the phone, takes five minutes and tells you a lot. Pull up the guy's name, see if he owns other rentals or has flipped anything in the last few years, and if it's just his one house or nothing at all he's probably a real buyer. The retired guy in your story shows up as owning one place near his grandkids, while the flippers usually have a trail of buys and quick resales behind them. Also ask straight up if he's paying cash with no loan and if he's okay with you picking the closing date, because lowballers get weird and pushy when you ask for proof of funds.
